I want to share some advice on how to choose top builders and developers in Gulberg, or anywhere in Lahore, without getting cheated.
The First Thing You Must Check
Before you pay a single rupee to any builder, check the land documents. Hire a lawyer. Not your friend's cousin. A real property lawyer. Ask the lawyer to verify the title of the land. Is the land owned by the builder? Is it agricultural land that has not been converted to residential or commercial use? Is there any court case pending on the land?
I have seen cases where builders and developers in Lahore sold units in a project built on land that belonged to someone else. The real owner filed a case. The buyers lost everything. A simple document check would have saved them.
What to Look for in Top Builders and Developers in Gulberg
Gulberg is prime real estate. The top builders and developers in Gulberg know this. They charge premium prices, but they also deliver premium quality. How do you identify them? Look at their past projects. Do not look at brochures. Visit the actual building. Talk to the people who live or work there. Ask if the builder fixed problems after handover. Ask if the maintenance fee is reasonable. Ask if the LDA approval is displayed in the lobby.
Also, ask for a copy of the No Objection Certificate from the LDA. If the builder cannot produce it, walk away. No matter how beautiful the building looks, without LDA approval, you will have trouble getting electricity, gas, and water connections.
Red Flags to Watch For
Be very careful if a builder asks for a large advance payment. The normal practice is to pay in installments linked to construction milestones. If the builder wants fifty percent upfront, that is a red flag.
Also, be careful if the builder promises unrealistic returns. "Double your money in one year" is not how real estate works. Legitimate builders & developers in Lahore do not make such promises. Scammers do.
And be careful if the builder rushes you to sign. "This offer is only valid today" is a common trick. A genuine project will still be there tomorrow. Take your time. Have your lawyer review the agreement.
